Location and Population
Woodforest is master-planned community located in Montgomery County, approximately 5 miles north of The Woodlands, 32 miles north of downtown Houston and about 6 miles south of Lake Conroe.
Woodforest offers much to its residents. The strategically planned community is close to the popular Lake Conroe recreational area and outdoor fun—but it is located within an easy drive to the amenities and opportunities of both The Woodlands and the greater Houston area.
Those, plus an increasing list of other benefits (see below), are fueling Woodforest’s growth. In the first quarter of 2012, Metrostudy listed Woodforest as #12 on its list of top-selling communities in the Houston area.
Housing
According to information on the developer’s site, as of April 30th, 2012, the average listed price for a 3-bedroom home in Woodforest was $247,854. The prices ranged from $179,990 to $335,900. The more expensive and larger homes were listed for as much as $869,000. (Data includes a few homes that were sold too recently to have been removed from the listing.)
Cost of Living & Median Income
According to Sperling’s Best Places, Montgomery County’s Cost of Living is about 7.5% lower than the U.S. average. However, the U.S. Census reports that Montgomery County’s 2006-2010 median household income was $65,620 vs. the national average of $51,914. (Cost of living and median income data are not available specifically for Woodforest.)
Employment
Woodforest is close to major employers in both the Woodlands and Conroe. The area’s top employers include: Memorial Herman Hospital, Conroe Regional Medical Center, Anadarko Petroleum, Chevron Phillips Chemical Company, and educational institutions.
Schools
Woodforest is served by both Conroe Independent School District and Montgomery Independent School District. In 2011, Conroe ISD achieved “Recognized” status from the Texas Education Agency. The smaller Montgomery ISD consists of seven schools. Of the seven, four achieved “Exemplary” status and two were “Recognized”.
Parents wishing to enroll their children in private schools have numerous options to choose from, including several pre K – 12 schools.
For those who wish to pursue higher education, The Lone Star College System (LSCS) is an affordable community college with campuses close by in both The Woodlands and Conroe. The LSCS serves 85,000 students via 12 campuses and two University Centers, one of which is also in The Woodlands. The University Centers are a partnership with several universities and allow students to complete a bachelor’s or master’s degree without traveling to the partnered university.
Local Attractions – Outdoor & Family Fun
For families looking to enjoy the outdoors without traveling far, Woodforest offers hike and bike trails throughout the community. Lily Pad Spray Park is another fun place to play. Its popular attractions include spray guns and interactive water fountains and sculptures for a fun way to beat the Texas heat.
Woodforest is also home to the popular and highly-rated Woodforest Golf Club. The 27-hole championship course, designed by PGA powerhouse Steve Elkington, has received numerous accolades.
More amenities are on the way, too. Among them is Forest Island, a tennis and aquatic center scheduled to open in summer 2013.
Nightlife and the Arts
A short drive to The Woodlands will allow residents to enjoy concerts and other events at the Cynthia Woods Mitchell Pavilion. The 16,000 capacity outdoor venue features world-class entertainment by notable performers such as John Mayer, Sting, Jimmy Buffett, Dave Matthews Band, and Kenney Chesney.
The area also features many bars and restaurants, including tapas bars and wine lounges.
Shopping
Woodforest is building a 90-acre Town Center. The Town Center will provide residents with convenient high-end shopping and retail space. It is scheduled to be completed in 2013.
It is also within five minutes of the FM 1488/FM 2978 Westwood shopping corridor. There, shoppers can enjoy shopping and dining at popular places such as Kroger, Home Depot, Target, Office Max, Chili’s and many others.
